StratMap and everything in it (the software, source code, calculation engine, data, designs, text, and strategy frameworks) belongs to StratMap. You may use it. You may not copy it, take it apart, or rebuild it as your own. These terms set out what that means.
These Terms of Use are an agreement between you and StratMap, referred to here as "we", "us", or "StratMap". StratMap is a property strategy and portfolio-tracking tool operated by Buyers Network AU Pty Limited (ABN 90 691 944 760). By accessing or using StratMap at stratmap.com.au or any related address, you accept these terms. If you do not accept them, do not use the tool.
All intellectual property in StratMap belongs to StratMap and is protected by Australian and international copyright law. This includes, without limitation:
Nothing on this site transfers any of these rights to you. The fact that parts of the code are delivered to your browser to make the tool run does not give you any right to that code beyond viewing the tool in normal use.
You must not, and must not permit or assist anyone else to:
If you hold an account, you are responsible for keeping your password secure and for activity under your account. Your portfolio data is private to you and is protected by access controls. You may enter and manage your own data. You must not attempt to access another user's data.
Privacy, cookies, and how we measure use. How we handle your personal information is set out in our Privacy Policy at stratmap.com.au/privacy, which forms part of these terms. We use a small number of cookies that are needed to run the tool, such as keeping you signed in and keeping your session secure. For a limited period we also measure how people move around inside the tool itself (where you click, what you scroll past, and how the page looked), so that we can find what is confusing and fix it. We ask you first and you can decline, and nothing about the tool changes for you if you do.
Where that recording runs inside the tool, all on-screen text is replaced with symbols in your browser before anything is sent, so what the provider receives shows the layout of the page and where you clicked, not your figures, your property addresses, or your name. Your portfolio data itself is never sent to an analytics provider. Some of the providers who help us with this are based overseas, including in the United States, and they may handle that information under their own terms rather than under the Australian Privacy Principles. The Privacy Policy names each provider, says what they receive, and explains your choices. We do not use advertising cookies or retargeting pixels, and we do not sell your personal information.
StratMap is a modelling and information tool, not an adviser. It shows you what is possible given the inputs you provide; it does not tell you what to do, and nothing in it, from any part of the tool, is personal financial, legal, tax, or credit advice. StratMap is built by a licensed real estate buyers agent. It is not operated by a licensed financial adviser, mortgage broker, tax agent, or lawyer, and nothing in StratMap is advice from one of those. Any general commentary provided through the tool, including anything badged as "James's note" or "Strategist's note," is professional opinion about property from a buyers agent's perspective, not financial, legal, tax, or credit advice, and should be weighed accordingly.
Before acting on anything you see in StratMap, including buying, selling, borrowing against, or restructuring any property or asset, get advice from your own accountant, mortgage broker, financial adviser, and/or solicitor. Each of them can consider your full personal circumstances in a way this tool cannot. This applies no matter how confident, specific, or personalised anything in StratMap looks.
Regulatory status. StratMap and Rethink Residential do not hold an Australian Financial Services Licence or an Australian Credit Licence and are not registered tax agents. Nothing in StratMap is a recommendation to acquire, hold or dispose of any financial product, including an interest in a self-managed superannuation fund, and nothing in it is credit assistance. Where StratMap shows a modelled outcome for a superannuation, SMSF, trust or company structure, it is modelling the inputs you entered, not recommending that structure. Nothing in StratMap takes into account your objectives, financial situation or needs.
Every projection, chart, score, and figure in StratMap is a model, not a prediction or a promise. Models are built from assumptions (growth rates, yields, holding costs, interest rates, tax settings, and more) chosen using historical patterns and stated defaults; actual results will differ, sometimes materially.
Where StratMap shows figures about a suburb, region, or property (for example prices, rents, vacancy rates, population, or growth), that information may be drawn from a range of third-party sources, including government statistics, licensed data providers, agents, and publicly available listings. We do not independently verify every figure from these sources, and we do not warrant that any of it is accurate, complete, current, or fit for your purpose. Property-specific figures (a valuation, a rent estimate, a due-diligence figure) may be estimates. Always confirm them independently, including via your own valuation, building and pest inspection, and legal due diligence, before relying on them for a decision.
StratMap includes a calculation engine, suburb and LGA area reports, and PDF documents generated by or supplied through the tracker. Any of these can be wrong: a miscalculation or bug in a projection, an out-of-date or incorrect figure in a suburb or LGA report, or a mistake in a PDF or document generated by or supplied through StratMap. We take reasonable care, but we do not guarantee that any output of StratMap, including figures, documents, or reports, is accurate, complete, current, or free of error.
None of this is advice, no matter how it is phrased or how confident it sounds. You must independently verify anything you intend to rely on and get advice from your own licensed professional before acting on it financially. We are not responsible for any loss you suffer from relying on an error, miscalculation, or outdated figure in StratMap.
StratMap includes an AI chat assistant built into the tracker. It answers using general information, the data already in StratMap, and whatever you ask it, and it can be wrong, incomplete, out of date, or misleading, no matter how confident or specific it sounds.
Nothing the AI assistant says, including anything it generates in direct response to a question you ask it, constitutes financial, legal, tax, or credit advice, and it is not a substitute for advice from your own licensed professional. You must independently verify anything the AI assistant tells you before relying on it or acting on it financially. We are not responsible for any loss you suffer from relying on a statement made by the AI assistant.
Property investment, like all investment, carries risk. That includes the risk of loss of capital, periods of negative cash flow, vacancy, illiquidity, interest rate changes, and shifts in market conditions that no model can fully anticipate. Past performance, including any historical growth or yield figures shown in StratMap, is not a reliable indicator of future performance. StratMap does not guarantee that you will reach any goal, timeline, income, or equity figure shown in the tool, including any figure labelled as a target, projection, or "the model shows."
To the maximum extent permitted by law, we exclude all warranties, express or implied, about StratMap's accuracy, completeness, or fitness for a particular purpose, and we are not liable to you for any loss or damage (including financial loss, loss of profit, or consequential loss) arising from your use of, or reliance on, StratMap or any information in it. That includes loss arising from an error or miscalculation in the tool's calculation engine, an inaccurate or misleading figure in a suburb, LGA, or property document, a statement made by the AI assistant, a third-party data source, or a decision you make based on any of the above. Nothing in these terms excludes a right or remedy that cannot lawfully be excluded, including under the Australian Consumer Law.
We may change, suspend, or withdraw any part of the service at any time. We may update these terms from time to time; the current version is the one published on this page. Where a change is material, we will ask you to re-accept the updated terms the next time you use StratMap. Continued use after a non-material change means you accept the updated terms.
StratMap is offered on an evolving, prototype basis while we develop the product and test pricing. This means individual features, allowances, and included items may be added, reduced, changed, or removed at any time. That includes, for example, the AI chat assistant and how much of it you can use, report and valuation ordering, suburb report tokens, and which features are included at each price. A change of this kind is part of normal development and does not, on its own, entitle you to a refund. This does not affect the 30 day refund terms in clause 16, and it does not exclude any right or remedy that cannot lawfully be excluded, including under the Australian Consumer Law.
If you were given access to StratMap by a buyers agent (for example Rethink Residential), your access to the paid features is complimentary. StratMap is a separate tool. It is not part of your engagement with that agent and it is not part of your service entitlement.
Complimentary access, and any reports, appraisals or valuations requested through your buyers agent, are provided at the discretion of your buyers agent and of StratMap. That discretion can be exercised at any time, including where there has been a long period without contact with your buyers agent while you keep using the tool, or where you have moved to another buyers agent. If it is, we will tell you before your complimentary access ends, and your account then moves to the free plan unless you choose to subscribe.
Nothing in this section changes the rest of these terms, and your data stays yours whether or not your access is complimentary.
What StratMap charges, and what each plan includes, can change as the product develops. If we change the price of a paid feature, a subscription, or a token, we will give you at least 30 days' notice before the new price applies to you. It will only apply from the start of your next billing period or your next purchase, never to a period you have already paid for. If you do not accept the new price, you can cancel before it takes effect.
We may choose to keep an existing price for existing customers, but we are not required to, and holding a price for a time is not a promise to hold it for good. Nothing in this clause limits your rights under the Australian Consumer Law or the refund terms in clause 16.
Unauthorised use of StratMap or its code, data, or content is a breach of these terms and an infringement of copyright. We reserve all rights and remedies available to us, including seeking injunctions, damages, and account of profits, and recovering legal costs. We may suspend or terminate access for any breach.
These terms are governed by the laws of Victoria, Australia, and you submit to the non-exclusive jurisdiction of the courts of that State.
Plan fee, first payment. Cancel within 30 days of your first payment and we refund the plan price (Member or Elite), less the standard value of what you have used in that time: $15 for each suburb report token, whether it was included with the plan or bought separately, and $250 for each strategy session or call with James taken, including the session included in Elite. If that comes to the plan price or more, no refund is due.
Renewals. If your plan renews and you did not mean it to, tell us within 7 days of the renewal charge and we refund it, provided you have not spent a token or taken a session in the new year. After that, unused time is not refundable, and you keep access until the period ends.
Token purchases. A token purchase is refundable in full if you ask within 14 days and none of the tokens from that purchase have been spent. Once any token from that purchase has been spent, the purchase is not refundable.
Reports. Tokens are spent when a report is ordered. If a report cannot be compiled, the tokens are returned to your balance automatically. A report that has been delivered to your account is not refundable.
Strategy sessions bought on their own. Cancel or reschedule more than 24 hours before the booked time for a full refund. Inside 24 hours, or if you do not attend, the session is not refundable. A paid session not taken within 12 months of payment lapses.
Limits. A refund never exceeds what you paid for that item. We may decline a refund request where an account has used reports or sessions and is then asking for the money back, and we may suspend access where a payment is disputed with your bank without contacting us first. Request a refund through the contact page at stratmap.com.au/contact.
Nothing in this clause excludes rights that cannot lawfully be excluded, including under the Australian Consumer Law.
A property check (2 tokens) includes the suburb report and the council report for that address. If we cannot produce the appraisal, both tokens are returned to your balance automatically. If the appraisal is produced but the suburb report or the council report cannot be, 1 token is returned automatically, once, however many of the two are missing. A token is not returned because an appraisal is low in confidence: the confidence rating is shown on the appraisal, and adding details you know improves it.
