Privacy Policy

Last updated 2 November 2026

The short version. Your portfolio data lives on Australian servers and is visible only to you, your strategist if you need their help, and anyone you deliberately invite in. We do not sell your personal information, and we do not run advertising cookies. Inside the tool we run a limited, opt-in session-recording trial until 31 December 2026, with all on-screen text masked (see Section 8).

1. Who we are

StratMap is a property strategy modelling tool operated by Buyers Network AU Pty Limited (ABN 90 691 944 760). This policy explains how we collect, use, store, and share your personal information when you use the StratMap website and tool.

We handle personal information in line with the Australian Privacy Principles under the Privacy Act 1988 (Cth) and the Notifiable Data Breaches scheme. If you have a question about anything here, please get in touch.

2. What we collect

We collect only what we need to run the tool.

Identity and contact

Financial information you enter

Account and technical

From other people

We do not collect sensitive information as the Privacy Act defines it. No health, racial, religious, political, biometric, or genetic data.

3. How we collect it

Mostly you give it to us directly: when you sign up, when you add properties or financial details, when you update your strategy, and when you email us.

Some of it arrives automatically: essential cookies that keep you signed in, and the ordinary technical details your browser sends when it requests a page.

4. How we use it

To run the tool

To welcome you

When you sign up, a member of our team, or a white label partner if you signed up through their branded link, may call, email or text you once to say hello, understand what you are trying to achieve, and help you get started.

To improve the tool

In a way that does not identify you

We may combine information across many clients, such as income bands, property types, locations, or strategy choices, into statistics: for example, "most StratMap clients earning $140,000 to $160,000 a year choose X." Before we publish anything built this way, we check the group is large enough that no one person's figures can be worked out from it, and we strip out anything that could identify you, such as your name or address. Information combined and de-identified like this is no longer your personal information under the Privacy Act, and we may use it for research, to improve the product, or in marketing, including sharing it publicly or with partners.

For safety and the law

For marketing, only if you agree

When you create your account there is a separate box you can tick to hear from us. It is never ticked for you, and you do not need to tick it to use StratMap. If you tick it, StratMap, Rethink Residential, or a white label partner if you signed up through their branded link, may contact you by phone, email or SMS about:

Who uses it. StratMap, Rethink Residential, and the white label partner you signed up through, if any. Your agreement is not passed on beyond that, and no other business can rely on it to contact you directly.

How long it lasts. Until you tell us to stop. We keep a record that you agreed and when.

How to stop. You can stop marketing at any time, and it costs you nothing beyond the usual cost of a text:

You do not need to sign in to stop. We act on a request to stop within 5 business days. Stopping marketing does not close your account or change how the tool works. We will still send the messages needed to run your account, such as sign-in links and receipts.

We never sell your details, and we do not give them to other businesses for their own marketing. The only time a product partner receives your details is when you ask us for an introduction, as set out in section 5.

5. Who we share it with

We do not sell your personal information. We share it only in these situations.

With a partner, if you came through one

If you signed up through a partner's branded link, for example your broker or accountant, that partner can see engagement signals about you: when you signed up, when you last signed in, and roughly where you are in the process. They cannot see your figures unless you deliberately give them access through the team feature.

With professionals you add to your team

When you add someone to your tracker, we email them an invitation with a link. That only happens because you asked for it, one invitation at a time.

With a product partner, only if you ask for an introduction

Some businesses offer products or services you may want to use alongside your plan. If you ask us to introduce you to one, we share only what that introduction needs: usually your name, your contact details, and a short note on what you asked about. We do not share your portfolio figures unless you tell us to. This happens only when you ask, one introduction at a time, and the partner then handles your details under its own privacy policy.

A member of our team, or a white label partner, may mention that a referral like this is available when they speak with you, including on a call. That conversation alone does not share anything with the other business. Nothing is shared until you actually ask for the introduction.

With the services that run StratMap

These providers only handle what they need to do their job for us. Payment and email providers are based overseas, which means the information they receive, your email address and your payment details, is disclosed outside Australia.

If the law requires it

We may share information where we are required to by law, a subpoena, or a court order, or to protect the rights, property, or safety of StratMap, our users, or others.

If the business changes hands

If StratMap is sold or transferred, your information may transfer with it. We will tell you before that happens.

6. Where your information is stored

Your portfolio data is stored on Australian servers in Sydney. Our database runs in the ap-southeast-2 region. Your data is encrypted in transit and at rest.

Model request forms. When you ask for a scenario to be modelled, the form you fill in is stored privately with your account. Only StratMap staff (and, if a buyer's agent services your account, that agent) can see it, and it is used only to build the scenario you asked for.

As set out in section 5, payments and transactional email involve providers based overseas, including in the United States. For those cross-border disclosures we take reasonable steps to make sure the recipient handles your information consistently with the Australian Privacy Principles, including through the contract terms we accept with them.

7. How long we keep it

We keep your personal information while your account is active. If you close your account we delete your personal data within 30 days, apart from:

You can ask us to close your account at any time by contacting us.

8. Cookies and analytics

Essential cookies. We use a small number of cookies that are needed to run the tool: to keep you signed in, to keep your session secure, and to remember your display settings. The tool does not work without them.

Our public pages. At present we do not record visits to our public pages (the home page, pricing, area reports, insight articles, the calculators and the sign-up forms).

Recording inside the tool, for a short period. While we are working with our first group of users, we use Microsoft Clarity to record how people move around the tool itself, including while signed in: where you click, what you scroll past, and how the page looked on your screen. Clarity also collects your IP address, browser, device type and an approximate location worked out from your IP address, and uses a first-party cookie to link the pages you visit in one session. We use it for one reason: to find the parts of the tool that confuse people, and fix them. This is limited and temporary, and it switches itself off on a set date (31 December 2026) regardless. We ask you first, and you can say no. If you say no, nothing changes about how the tool works for you. When a member of our team opens your account to help you, nothing is recorded.

What that recording does and does not capture. We run Clarity on its strictest setting. All on-screen text is replaced with symbols in your browser before anything is sent, so what Microsoft receives shows the shape and layout of the page and where you clicked, not your figures, your property addresses, or your name. Charts are drawn in a way Clarity cannot see into, so they never appear at all. Your actual portfolio data is not sent to Microsoft: it stays in our database, on servers we control. We also switch off the part of Clarity that sets Microsoft advertising cookies, so it never runs on our pages.

We never record the private trackers we build for our buyers agency clients. Those are excluded outright and are not part of this.

Where this information goes, and what that means for you. Microsoft is not simply a supplier storing this for us. Microsoft handles it as its own data controller, under its own privacy terms, and can use it for its own purposes. Microsoft stores it on servers outside Australia, including in the United States.

This matters, so we want to be direct about it. Because Microsoft handles this information overseas as its own controller, the Australian Privacy Principles will not apply to what Microsoft does with it, and you may not be able to seek redress under the Privacy Act 1988 (Cth) in relation to Microsoft's handling of it. We also cannot delete one person's recordings from Microsoft's systems, because Clarity does not offer that. Recordings stay available to us for up to 30 days and then expire.

Your choice. We ask before recording starts. If you say no, nothing about the site or the tool changes for you and every feature still works. You can change your answer at any time in Section 9 below. If your browser sends a Global Privacy Control signal, or a Do Not Track signal, we treat that as a no and never ask. You can also opt out of Microsoft Clarity across every website that uses it at optout.aboutads.info.

No advertising. We do not use advertising cookies, we do not run retargeting pixels, we do not run ad network trackers, and we do not sell your personal information.

9. Your choices

You can change these at any time.

Usage recording on public pages: not in use

We are not currently recording how anyone uses our public pages. If we ever switch this on, this is where you will be able to turn it off, and we will ask before it starts. The separate in-tool recording trial is described in Section 8.

Marketing email and SMS

We only send marketing if you ticked the box for it. Every marketing email carries an unsubscribe link, and you can reply STOP to any marketing text. See section 4. Transactional email, such as sign-in and receipts, is part of running your account and cannot be switched off while you have one.

If your browser sends a Global Privacy Control or Do Not Track signal, we treat it as a no and do not ask.

10. Your rights

Under the Australian Privacy Principles you can:

We respond to reasonable requests within 30 days.

11. Children

StratMap is not aimed at children under 16 and we do not knowingly collect their personal information. If we find that we have, we delete it.

12. Security

No system is completely secure. If a data breach affects your personal information and is likely to cause you serious harm, we will notify you and the OAIC under the Notifiable Data Breaches scheme.

13. Changes to this policy

We may update this policy. If we make a material change we will post a notice and update the date at the top. If the change affects how we handle information you have already given us, we will tell you directly.

14. Contact

For privacy questions, complaints, or access requests, use our contact page. Postal address for service: Buyers Network AU Pty Limited, 7/30 Warners Avenue, North Bondi NSW 2026.

We aim to respond within 5 business days.
